Job Description

Roles and responsibilities

The Manager - Business Development for the retail sector, specializing in hypermarkets and supermarkets, is responsible for driving the growth and expansion of the company’s retail footprint. This role focuses on identifying new market opportunities, overseeing the expansion into new geographic regions, and optimizing existing stores for maximum profitability. The ideal candidate will have deep expertise in the hypermarket and supermarket industry, with a proven track record of managing large-scale retail projects and driving business growth through strategic partnerships, acquisitions, and organic growth.

ROLE PROFILE

  • Conduct thorough market research to identify potential growth markets, consumer trends, and competitive landscape.
  • Develop and execute a comprehensive expansion strategy to increase the company’s presence in targeted regions.
  • Analyze real estate opportunities, including site selection, lease negotiations, and property acquisition for new store locations.
  • Lead cross-functional teams in the planning and execution of new store openings, ensuring all projects are completed on time and within budget.
  • Coordinate with construction, legal, and marketing teams to ensure smooth store launch processes.
  • Develop and manage timelines, budgets, and resource allocation for expansion projects.
  • Analyze financial performance of new and existing stores, providing insights and recommendations to optimize profitability.
  • Track ROI on expansion projects and report on financial performance to senior management.

Requirements

  • Bachelor’s degree in Business Administration, Retail Management, or a related field
  • Minimum of 7 years of experience in business development, expansion, or a related role within the hypermarket and supermarket industry
  • Proven track record of managing multiple expansion projects and achieving significant revenue growth.
  • Excellent negotiation, communication, and relationship-building skills.
  • Proficiency in financial analysis, budget management, and strategic planning.
  • Familiarity with real estate development, site selection, and lease negotiations.

  • Market Trends: Ability to analyze local and national real estate markets, identifying trends, growth areas, and investment opportunities.
  • Competitive Analysis: Conducting competitor analysis to understand market dynamics and positioning of competitors in specific locations.
  • Location Assessment: Evaluating the viability of potential locations based on foot traffic, demographics, accessibility, and infrastructure.

2. Real Estate Negotiation and Contract Management

  • Lease Negotiations: Expertise in negotiating favorable lease terms, renewal options, and lease extensions for new or existing properties.
  • Purchase Agreements: Handling the negotiation of purchase agreements, including price, terms, and contingencies for property acquisitions.
  • Legal Knowledge: Understanding real estate law, zoning regulations, and compliance requirements in different locations.

3. Financial Acumen

  • Financial Modeling: Creating financial projections, budgets, and cost analyses to assess the feasibility of potential real estate expansions.
  • Investment Analysis: Evaluating the return on investment (ROI), net present value (NPV), and other financial metrics for new real estate projects.
  • Cost Management: Overseeing project budgets and ensuring cost-effective decisions are made throughout the real estate expansion process.

4. Project Management and Development

  • Project Coordination: Managing all aspects of the real estate expansion projects, from site acquisition and construction to interior fit-out and opening.
  • Cross-functional Collaboration: Collaborating with architects, contractors, legal teams, city officials, and internal teams (sales, marketing, operations) to ensure smooth project execution.
  • Timeline Management: Ensuring all real estate development projects are completed on time and within budget.

5. Strategic Planning

  • Expansion Strategy: Developing and implementing strategies to identify new markets or regions for expansion in line with company objectives.
  • Portfolio Management: Overseeing the company’s commercial real estate portfolio, including managing existing properties and evaluating opportunities for new acquisitions or leases.
  • Risk Management: Identifying and mitigating risks associated with new real estate ventures, such as market volatility, construction delays, or unexpected costs.

6. Relationship Management

  • Landlords and Developers: Cultivating strong relationships with property owners, developers, brokers, and other key stakeholders in the real estate industry.
  • External Partnerships: Building relationships with local government officials, city planners, and real estate agents to facilitate site acquisition and development.
  • Vendor Management: Managing relationships with contractors, designers, and other third-party service providers to ensure projects meet deadlines and quality standards.
