Job Description

We are seeking an experienced and highly motivated Senior Quantity Surveyor (Sr. QS) to join our team for a prestigious High-Rise Building Project in Dubai.

The successful candidate will be responsible for commercial management, cost control, contract administration, subcontractor management, variation evaluation, and claims management throughout the project lifecycle.

Key Responsibilities

• Manage all quantity surveying and commercial activities for high-rise building construction projects.
• Prepare, review, and verify Bills of Quantities (BOQ), quantity take-offs, cost estimates, and project budgets.
• Monitor project costs, cash flow, cost forecasts, and budget performance.
• Prepare and evaluate interim payment applications and final accounts.
• Manage subcontractor tendering, procurement evaluation, negotiations, and subcontract administration.
• Evaluate variations, change orders, additional works, and contractual claims.
• Prepare and maintain variation logs, cost reports, and commercial progress reports.
• Review subcontractor payment applications, variations, and final settlements.
• Coordinate with the Project Manager, Commercial Manager, Planning Team, Consultants, and Client representatives.
• Support extension of time (EOT), prolongation cost, and other contractual claims with the project team.
• Ensure compliance with contract conditions, project specifications, and commercial procedures.

Qualifications & Requirements

• Bachelor's Degree in Quantity Surveying, Civil Engineering, or a related discipline.
• Minimum 12–15 years of relevant construction experience, including substantial experience in the UAE.
• Minimum 7–10 years of UAE/GCC experience preferred.
• Proven experience working with a Main Contractor on major building construction projects.
• Strong experience in high-rise residential, commercial, hotel, or mixed-use developments.
• Experience in projects involving DIFC, WASL, EMAAR, or other major Dubai developers will be an advantage.
• Strong knowledge of FIDIC contracts, contract administration, variation management, and construction claims.
• Excellent skills in quantity take-off, BOQ preparation, cost estimation, and subcontractor management.
• Proficiency in MS Excel, AutoCAD, and relevant quantity surveying software.
• Strong communication, negotiation, and commercial reporting skills.
• Candidates currently based in the UAE will be preferred.

Preferred Experience

• High-rise building projects of 40+ floors.
• Large-scale projects with major UAE Main Contractors.
• Experience in both pre-contract and post-contract QS activities.
• Proven track record in variation and claims management.
• Experience in project close-out and final account settlement.
• Previous experience coordinating with major developers and international consultants.
