Job Description

Roles and responsibilities

  • Establish and maintain comprehensive databases comprising Aldar’s Corporate inhouse data and data obtained from third party sources covering:
  • Macroeconomic & demographic research for Abu Dhabi and potential growth markets including historic trends and projections for GDP, employment, population, FDI, income & expenditure, tourism etc.
  • Residential sales – track and analyze primary and secondary sales within Aldar’s portfolio and the wider market including sales price & incentives, sales volumes, buyer profile etc.
  • Residential / retail / office / hospitality investment property – track and analyze sector performance including rental performance, occupancy rates, operational costs & service charges, Hotel ADRs etc.
  • Support Aldar business segments in undertaking annual corporate business planning – emphasis on macro-economic & real estate cycle outlook and overall supply, demand & performance trends
  • Conduct market research, observe the investment environment and the macro-economic landscape and derive input for the 5-years business plan, for business verticals and planning processes across Aldar.
  • Develop project business plans – emphasis on macro-economic & real estate cycle outlook and overall supply, demand & performance trends.
  • Gather market intelligence on key activities and performance of local and regional competitors

Qualification And Experience

RELATED YEAR OF EXPERIENCE:

Min of 10+ years of experience in a research, consulting or related field

YOE IN MANAGERIAL POSITION:

Min of 4+ years’ experience in managerial position.

FIELD OF EXPERIENCE:

  • Real Estate experience in research
  • Proven track record of effectively dealing with senior management
  • Experience in leading multi-disciplinary initiatives required
  • Preferably experience with managing cash flows analysis and financial modeling

Technical And Interpersonal Skills

  • Strong knowledge of UAE real estate market across a range of sectors
  • Strong analytical skills in building & managing databases and analyzing trends
  • Proficient in Excel, PowerPoints and other tools
  • Ability to multi-task across a range of activities and develop strong relationships with a range of internal stakeholders

QUALIFICATION

  • Bachelor’s degree in engineering, Business, or relevant degree. Master’s degree preferred

  5. Reporting: Preparing detailed reports and presentations that summarize research findings, market conditions, and forecasts for stakeholders.

  6. Investment Analysis: Evaluating potential real estate investments, including risk assessments and return projections.

  7. Regulatory Research: Staying informed about local zoning laws, regulations, and development guidelines that impact real estate projects.

  8. Collaboration: Working closely with development, sales, and marketing teams to provide insights that support decision-making.

  9. Trend Monitoring: Keeping track of market trends and economic changes to adjust research focus and methodologies accordingly.

  10. Client Support: Assisting clients or internal stakeholders with specific research requests, providing tailored insights to support their objectives.

Skills

  1. Analytical Skills: Strong ability to analyze complex data sets and identify trends, correlations, and implications.

  2. Research Proficiency: Experience with various research methodologies and tools for collecting and analyzing real estate data.

  3. Market Knowledge: In-depth understanding of real estate markets, including residential, commercial, and industrial sectors.

  4. Technical Skills: Proficiency in data analysis software (e.g., Excel, GIS, statistical tools) and familiarity with real estate databases.

  5. Communication Skills: Excellent verbal and written communication skills for presenting findings clearly to diverse audiences.

  6. Attention to Detail: High level of accuracy in research and reporting to ensure reliable conclusions.

  7. Problem-Solving: Strong problem-solving abilities to address research challenges and develop actionable insights.

  8. Project Management: Ability to manage multiple research projects simultaneously, meeting deadlines and maintaining quality.

  9. Team Collaboration: Strong interpersonal skills to work effectively with various teams and stakeholders.

  10. Adaptability: Flexibility to adapt to changing market conditions and research priorities.
