Sales Strategy
1. Define and recommend sales strategies for Real Estate projects to achieve the companys revenue targets.Marketing Strategy and Execution
2. Collaborate with marketing companies to develop effective marketing and advertising strategies to promote properties and attract potential buyers.
3. Lead the preparation maintenance and monitoring of marketing materials including but not limited to brochures factsheets videos websites online collaterals call center scripts and FAQs etc..
4. Design and perfect the buyers journey and experience throughout the buying process to minimize dropoffs and deliver a memorable buying experience.Project Inventory
5. Manage property inventory releases and pricing based on agreed guidelines.Sales Execution
6. Identify prioritize contract brief and monitor the performance of external real estate agents.
7. Coordinate and schedule individual property viewings and open house events.
8. Coordinate with external sales agents to support negotiations and facilitate sales.
9. Conduct regular performance reviews and provide feedback to external agents.
10. Coordinate with internal departments and external parties to answer buyers questions.
11. Manage direct sales discussions with internal referrals and proprietary leads.
Sales Administration
12. Select appoint manage and supervise external sales administrators as required.
13. Oversee administrative tasks including but not limited to:
- PreSale Documents and Processes Preparations
- Sale Documentation and Finalization
- Periodic Percentage Completion Reporting
- Collection / Monitoring of Collection Of Funds
- Contract Cancellations and Terminations
- Transfer Of Title Deeds / Resale Approvals
- Monitoring deadlines and ensuring timely completion of paperwork administrative submissions to relevant authorities and other tasksUnits Handover
14. Define and coordinate the processes of unit handover walk through and snag list preparation with Purchasers or authorized representative to ensure a smooth handover of the unit to the Purchasers.Continuous Improvement
15. Stay updated on market trends (product specifications prices commissions incentives) new launches and competition moves generating accurate reports and providing information and advice as required. 16. Stay updated on real estate laws regulations and industry trends and advise on potential risks and impacts for the organization.
17. Regularly collect feedback from brokers and customers (buyers and notbuyers) regarding their buying experience identifying and implementing improvement opportunities.
18. Attend industry events conferences and networking opportunities to expand professional networks and stay connected with key stakeholders.Reporting
19. Prepare reports and analysis to identify trends opportunities and improvement areas.General
20. Ensure integrity honesty and transparency in all dealings with external brokers clients and other parties involved in transactions.
21. Perform related duties and special projects as directly assigned by the Senior Management.
22. Support implementation of Audit and Risk Departments recommendations.
