Responsible for ensuring the effective and efficient management of the community they are assigned to, ensuring standards are maintained and service providers are managed effectively.in addition toproviding memorable experience to the customer by executing the strategies provided by the portfolio managers in order to maximize the digitization of the projects, automate the operational processes and bring innovations in the current processes to create memorable impact in the customer journey, also be focusing on using smart technologies in the projects that can improve building operations, cost reduction and energy efficiency.

  • Compliance with the RERA regulations and the stipulations of the Law #6 of 2019 in all their respective projects.
  • Escalate unresolved queries or issues which cant be resolve to the portfolio manager on timely manner.
  • Mollak budgets are prepared along with all annexures and submitted to Mollak budget review auditors within 30 days of new financial year
  • All information requested from accounts department is provided timely in order to make sure audit reports of previous financial year are finalized and attested from Ministry of Economics within 30 days of new financial year.
  • The Mollak budget review is submitted for review at RERA within 40 days of new financial year.
  • Evaluate contractors, suppliers and service provider’s quotation to ensure that they are in line with the technical and commercial specifications required for the project.
  • Supervise daily operational purchasing needs such as planning, issuing and following up on purchase orders delivery and shipment schedules. Coordinate with communication excellence team for issuance of LPO through them.
  • Review deliveries against orders.
  • Manage any Service Level Agreements that may be in place Finalize purchase details of orders and deliveries.
  • Negotiate with external contractors, suppliers and service providers to secure advantageous terms.
  • Use RERA guidelines during the procurement / tendering process.
  • Prepare RFP and share with communication excellence team for tendering purpose.
  • Keep AMC Contracts in all projects active, not expired.
  • Before 90 days of contract expiry, conduct the tendering process.
  • Make the process of LPO issuance smooth.
  • Provide accurate information on leasing inquiries across managed portfolios.
  • Assigning the leads to the Leasing Manager.
  • Conducts regular site inspections and addresses issues with the relevant stakeholders
  • Ensures any defects, snags, breaches in building rules are addressed and closed
  • Recommends improvement plans for the community
  • Carries out a minimum of 3site inspection per week and produces corresponding reports.
  • Recommends one building improvement initiative per quarter.
  • Ensures all snags within the service providers scope is closed within 36 hours of detection.
  • Ensures all SLA’s are renewed on time
  • Informs the OAM of all contracts renewals 90 days prior to expiry

Requirements

Education : Bachelor's degree

Experience:5 Years of Experience in Community Management and Owner Association Management regards to the below:

  • Proven work experience as a community Manager or Owner Association Manager
  • Experience launching community initiatives (e.g. building an online forum, launching an ambassador program, creating an event series and writing an email newsletter)
  • Ability to identify and track relevant community metrics (e.g. repeat attendance at events)
  • Ability to interpret website traffic and online customer engagement metrics
