Job Description

Roles and responsibilities

  • To supervise all site activities & monitoring of all workers functioning at the projects. Obtaining Material approval, drawing approval & site inspection approvals, Collection of Payments from the respective clients based on progress & Final Handing over / Job close out.
  • Prepare monthly Interim applications & final valuations.
  • Identify changes and prepare variation notifications, variations, and cost proposals.
  • Damage Notices and claims.
  • Taking-off Quantities.
  • Preparation of monthly cost reports and cash flows.
  • Value Engineering works.
  • Client negotiations and claims.
  • Knowledge in cost to complete
  • Ability to work with any version of Auto CAD, Abode InDesign, Revit (moderate)
  • Ability to work with any version of MS Office (word, excel, power point and access)
  • Ability to work with any version of Plan Swift & Cost X.
  • Preparation of contractual letters.
  • Involving in procurement works, price comparison for the site based procurement

Requirements

  • Bachelor's degree in Mechanical Engineering
  • Minimum 4 – 5 years experience
  • Experience in design and building projects
  • Well versed in contractual terms and conditions, FDIC & method of measurements especially CESSM.
  • Experience in Measurements, cost comparisons
  • 1. Pre-Construction Responsibilities:

  • Cost Estimation and Budgeting: Quantity Surveyors assess the costs of materials, labor, equipment, and other project-related expenses. They prepare detailed cost estimates based on project specifications, blueprints, and other technical documents.
  • Feasibility Studies: Conducting feasibility studies to determine whether a project is financially viable and identifying potential cost-saving measures.
  • Tendering: Preparing and managing the tender process, including creating tender documents, evaluating bids, and recommending contractors for the project.
  • Value Engineering: Suggesting design or material changes to reduce costs without compromising quality or performance.
  • Procurement Advice: Advising clients on the best procurement methods and strategies, including selecting subcontractors and suppliers.
  • 2. During Construction Responsibilities:

  • Cost Control: Monitoring and controlling project costs during construction to ensure the project remains within the approved budget. This involves tracking actual costs against estimates and analyzing variances.
  • Interim Valuations: Assessing and certifying interim payments to contractors based on the work completed to date.
  • Contract Management: Managing contracts between the client and contractors, ensuring that all terms and conditions are met, and resolving any disputes that arise during construction.
  • Variation Management: Assessing and pricing changes in the scope of work during the project and preparing cost estimates for these variations.
  • Cash Flow Management: Ensuring that the project maintains a steady cash flow by tracking payments to contractors, suppliers, and subcontractors.
  • 3. Post-Construction Responsibilities:

  • Final Accounts: Preparing the final account of the project, which includes a detailed breakdown of all costs incurred during the construction phase and comparing them with the initial budget.
  • Claims Management: Reviewing and negotiating claims from contractors or clients regarding any financial disputes or delays.

Desired candidate profile

  • Strong Analytical Skills:

    • Ability to analyze and interpret construction plans, contracts, and cost data to provide accurate cost estimates and reports.
  • Attention to Detail:

    • Ensuring that all cost calculations, contracts, and other financial documents are accurate and error-free.
  • Project Management Skills:

    • Ability to manage multiple tasks simultaneously, including overseeing budgets, schedules, and resources, while keeping projects on track and within financial limits.
  • Negotiation Skills:

    • Negotiating prices and contract terms with contractors, suppliers, and clients to ensure cost-effective solutions without compromising quality.
  • Knowledge of Construction and Engineering:

    • In-depth understanding of construction processes, materials, and labor costs, as well as knowledge of engineering principles and design requirements.
  • Communication Skills:

    • Strong written and verbal communication skills to interact with clients, contractors, architects, and other project stakeholders.
  • Legal and Contractual Knowledge:

    • Familiarity with construction contracts, legal regulations, and industry standards, including contractual terms such as NEC, JCT, FIDIC, and more.
  • Technical Software Proficiency:

    • Proficiency in using quantity surveying software, spreadsheets, and project management tools. Common software includes CostX, Bluebeam, WinQS, and Microsoft Excel.
  • Time Management:

    • Ability to prioritize tasks and meet deadlines while working under pressure to ensure projects remain on schedule and within budget.
  • Problem-Solving:

    • Ability to identify issues in the project, whether related to cost overruns, contract disputes, or delays, and implement practical solutions to resolve them.
