Roles and responsibilities
- Responsible for the growth and development of the operational network through the sourcing of new properties throughout AMET.
- Management of negotiations with landlords, agents and lawyers.
- In-depth knowledge of planning law, development projects and site assembly.
- Reports and delivers results to the senior leadership team.
- Responsible for implementation of a full due diligence process.
- Regional role with a focus on Egypt
Basic Qualifications
- Experience with progressive responsibility in the real estate or related field.
- Bachelor's Degree
- Experience in large scale project driven workloads with experience of reporting to multiple internal and external stake holders.
- Excellent verbal and written, Arabic and English, communication skills.
- Market experience within Middle East and Africa
Preferred Qualifications
- MBA from reputable University
- Member of Royal Institution of Chartered Surveyors (MRICS)
- Demonstrable problem-solving, mathematic and analytical skills using data to drive decisions in a business environment
- Ability to drive successful partnerships with cross-functional leadership to execute strategic initiatives and develop strategic roadmaps.
- Demonstrated strong leadership skills when confronted with difficult situations exhibiting ability to keep the team focused and motivated.
- Demonstrated ability to work in a fast-paced, deadline-oriented work environment.
- Strong negotiation skills.

Property Acquisition and Disposition:
- Identify and evaluate potential properties for acquisition or sale, conducting market research and due diligence to assess their suitability.
- Negotiate purchase or sale terms, manage the buying/selling process, and ensure all paperwork is in order.

Leasing and Tenant Relations:
- Oversee leasing activities, including attracting new tenants, negotiating lease terms, and ensuring occupancy rates are optimized.
- Maintain positive relationships with tenants, address concerns, and ensure that leases are renewed on favorable terms.
- Enforce lease agreements, handle tenant disputes, and ensure tenants comply with rules and regulations.

Property Maintenance and Operations:
- Oversee property maintenance activities, ensuring that buildings are well-kept, secure, and compliant with safety standards.
- Manage vendors, contractors, and service providers for repairs, cleaning, and routine maintenance.
- Coordinate building inspections and ensure that all required repairs and maintenance work is completed in a timely manner.

Financial Management:
- Create and manage property budgets, track operating expenses, and optimize profitability.
- Monitor and report on cash flow, rent collection, and property performance.
- Ensure that rent and other payments are collected in a timely manner, and address any payment issues or delinquencies.

Contract Management:
- Draft, review, and negotiate contracts related to property leases, sales, service agreements, and maintenance.
- Ensure compliance with all terms of contracts and resolve any issues related to contractual obligations.

Risk Management:
- Ensure that properties are insured and comply with health, safety, and environmental regulations.
- Identify potential risks to the business, such as market downturns, property damage, or tenant-related issues, and develop strategies to mitigate those risks.

1. Real Estate Market Knowledge
- In-depth understanding of real estate markets, trends, pricing, and the local or regional property landscape.
- Ability to analyze market data to identify investment opportunities and assess property values.
2. Property Management
- Proficient in overseeing day-to-day operations of real estate properties, ensuring they are well-maintained, safe, and compliant with regulations.
- Experience in managing property maintenance, tenant relations, and resolving issues related to property upkeep.
3. Financial Acumen
- Strong understanding of real estate finance, including property valuations, lease agreements, cost analysis, and investment return calculations (e.g., cap rates, ROI).
- Ability to create and manage budgets, forecast income and expenses, and analyze financial performance.
- Expertise in evaluating property profitability and assessing investment risks.
4. Negotiation Skills
- Strong negotiation skills for securing favorable lease terms, purchase agreements, and sale contracts.
- Experience in negotiating with tenants, contractors, brokers, and legal teams to ensure favorable agreements for the organization.
5. Legal and Regulatory Knowledge
- Knowledge of real estate laws, zoning regulations, contracts, tenant rights, and environmental compliance.
- Ability to ensure that all leases, contracts, and transactions adhere to local, state, and federal laws.
6. Project Management
- Skilled in managing real estate development projects, including renovations, property improvements, and new construction.
- Ability to oversee timelines, budgets, and contractors, ensuring that projects are completed on time and within budget.
7. Marketing and Leasing Expertise
- Knowledge of marketing strategies for leasing and selling properties, including digital marketing, networking, and relationship building.
- Ability to create marketing materials, show properties to potential tenants or buyers, and manage lease negotiations.
