Roles and responsibilities
Architectural Design Knowledge
- Building codes and regulations: Understanding of architectural codes, standards, and regulations to ensure that the BIM models are compliant with local building laws and industry standards.
- Architectural drawing standards: Knowledge of how to prepare, interpret, and create architectural drawings in line with industry standards (e.g., ANSI, ISO).
- Construction details: Understanding of construction materials, methods, and processes to ensure that the model accurately reflects what is feasible and will be constructed in the field.
- Design visualization: Ability to create high-quality 3D visualizations and renderings to communicate design concepts to clients, stakeholders, or regulatory bodies.
- Space planning and layout: Expertise in creating and modifying floor plans, layouts, and spatial configurations in alignment with architectural design requirements.
Collaboration and Coordination
- Multi-disciplinary collaboration: Work with architects, engineers (structural, MEP), contractors, and other stakeholders to integrate all aspects of a building project into a unified BIM model.
- Clash detection and resolution: Identify and resolve conflicts between architectural, structural, and MEP elements within the BIM model using clash detection tools in software like Navisworks.
- Model collaboration: Share and synchronize models across project teams, ensuring that all parties have access to the latest version and can make informed decisions.
- Team coordination: Support the coordination and communication between internal teams and external contractors to ensure that the BIM model is consistent with project needs and timelines.
Technical and Analytical Skills
- 3D modeling and visualization: Ability to create accurate and detailed 3D models of building elements (walls, floors, ceilings, windows, etc.) and visualize them to detect potential design issues.
- Parametric modeling: Use of parametric modeling techniques to create flexible, editable models that automatically update when design changes are made.
- Modeling precision: Attention to detail in ensuring that BIM models are accurate and meet the required specifications for the project.
- Document management: Expertise in managing and organizing model files, version control, and documentation to ensure that all changes are tracked and accessible to team members.
- Data management: Ensuring that the BIM model is integrated with relevant project data, including material specifications, schedules, and cost estimations.
Problem-Solving and Critical Thinking
- Issue identification: Proactively identify potential problems in the design or construction process using the BIM model and offer practical solutions to resolve them.
- Design iteration: Support architects and engineers in testing and modifying the design, evaluating different approaches and solutions to meet project objectives.
- Optimization: Work to streamline processes, reduce waste, and optimize the design and construction workflow through BIM tools and techniques.
- Troubleshooting: Address any issues that arise during the modeling process, such as software bugs, missing data, or discrepancies between different disciplines’ models.
Desired candidate profile
Key Responsibilities:
- Develop detailed 3D BIM models for architectural, structural, and MEP systems using Autodesk Revit and other BIM software.
- Collaborate closely with architects, engineers, and other stakeholders to ensure seamless integration of all design disciplines.
- Perform clash detection and resolve design conflicts between different systems.
- Generate accurate architectural documentation such as plans, elevations, and sections directly from the BIM model.
- Assist in the preparation of construction schedules and assist with project cost management.
- Contribute to energy and sustainability analysis and optimization efforts.
- Maintain and update the BIM model throughout the project lifecycle, ensuring data accuracy.
Qualifications:
- Degree or diploma in Architecture, Architectural Technology, or a related field.
- Proven experience as a BIM Modeler with a strong understanding of BIM software (Revit, Navisworks, etc.).
- Familiarity with architectural and construction processes, as well as MEP systems.
- Strong attention to detail and problem-solving skills.
- Ability to work effectively within a multidisciplinary team.
- Excellent communication and collaboration skills.
- Experience in the UAE real estate market is a plus.
