Roles and responsibilities
1. Surveying and Site Analysis
- Site Surveys: Conducting surveys to gather accurate measurements of the land, boundaries, topography, and other physical features of a construction site. This may involve using specialized equipment like Total Stations, GPS, or laser scanning tools.
- Topographic Surveys: Producing detailed topographic maps and diagrams to help design teams understand the terrain and identify potential obstacles.
- Boundary Surveys: Ensuring the precise marking and mapping of property lines to avoid disputes and ensure legal compliance.
- Setting Out: Establishing reference points, benchmarks, and coordinates on-site for construction teams to ensure buildings are constructed according to design specifications.
2. Data Collection and Analysis
- Survey Data Processing: Using survey data to create detailed drawings, CAD models, or 3D models. This often involves using software like AutoCAD, Civil 3D, or BIM (Building Information Modeling) tools.
- Reporting: Preparing and presenting survey reports, including measurements, data analysis, and recommendations. These reports are often shared with engineers, architects, and project managers for review.
- Geotechnical Analysis: Working with geotechnical engineers to assess the stability of the site, particularly in relation to soil conditions and potential risks like flooding or erosion.
3. Project Planning and Coordination
- Pre-Construction Surveys: Conducting site surveys before construction begins to help inform the planning and design stages of the project.
- Construction Monitoring: Continuously monitoring the progress of construction to ensure that the building and infrastructure align with the approved design, specifications, and regulations.
- Coordination with Stakeholders: Communicating with project managers, engineers, architects, and contractors to ensure that all surveying and construction requirements are met.
- Regulatory Compliance: Ensuring that all surveys and construction activities comply with local, state, and federal regulations, including zoning laws, building codes, and environmental requirements.
4. Quality Control and Risk Management
- Quality Assurance: Ensuring that surveying work is accurate and adheres to quality standards. This may involve performing checks to prevent errors in measurement or data entry.
- Risk Mitigation: Identifying potential risks related to site conditions, design challenges, or construction issues, and recommending solutions to prevent project delays or cost overruns.
- Dispute Resolution: Addressing any boundary disputes or discrepancies related to land ownership, land-use permits, or construction boundaries. This may involve working with legal professionals or mediators if required.
5. Cost Estimation and Budgeting
- Estimating Survey Costs: Estimating the costs associated with the surveying work, including equipment, labor, and time, and helping to ensure that the project stays within budget.
- Cost Tracking: Tracking survey-related costs throughout the project and providing reports to ensure that the project’s financial resources are used efficiently.
6. Documentation and Reporting
- Survey Documentation: Maintaining accurate and up-to-date records of all surveys, including raw data, reports, and final drawings. These records are essential for project documentation, regulatory compliance, and future reference.
- Progress Reports: Providing regular progress reports on survey work and advising the project team of any issues or challenges encountered on-site.
Desired candidate profile
- Assist Directors in leading and delivery of all aspects of quantity surveying from inception of a project through to completion.
- Possess sound knowledge and experience of all building works elements – enabling works, substructure & superstructure, facades, finishes, FF&E, external works, etc.
- Produces cost estimates at concept, scheme and detailed design stage, and is able to manage and oversee the production of a detailed BOQ for tender.
- Manage the tender process, review and analyse tender returns and prepare a recommendation to the client.
- Working knowledge of industry recognized Contract forms (FIDIC) and standard methods of measurement including POMI and NRM.
- Sound knowledge in the use CostX software in the cost estimating process.
- Assesses and values progress payments and change requests.
- Reviews and compares scopes of work, production rates, and cost data.
- Prepares, reviews, and updates cash-flows.
- Estimates variation orders for Subcontractors/GC Contractors.
- Reviews and evaluates payment certificates for Subcontractors/GC Contractor.
- Evaluates and negotiates variations and change orders in liaison with the Contract Administrator, Commercial Manager, Design and Construction Team.
- Evaluates and negotiates final accounts settlements.
