Job Summary:
The Construction Project Manager will be responsible for overseeing the planning execution and delivery of large-scale residential apartment construction projects in Dubai. This role demands a strategic leader with extensive knowledge of the construction industry particularly in residential developments and a track record of delivering projects on time within budget and to the highest standards of quality and safety.
Key Responsibilities:
Project Planning and Management:
- Lead the entire lifecycle of residential apartment construction projects from concept design through to project completion and handover.
- Develop and implement comprehensive project plans setting objectives timelines milestones and deliverables.
- Oversee project scheduling resource allocation and budgeting to ensure alignment with the companys goals and client expectations.
- Ensure compliance with local regulations building codes and sustainability standards.
Team Leadership and Coordination:
- Lead a multidisciplinary team of project managers site engineers contractors and consultants.
- Coordinate between internal departments (design procurement finance) and external stakeholders (contractors architects consultants) to ensure smooth project execution.
- Promote a collaborative working environment ensuring clear communication and effective problem-solving across teams.
- Provide mentorship guidance and performance feedback to project team members.
Financial Oversight and Budget Management:
- Prepare and manage project budgets ensuring cost control and minimizing financial risks.
- Approve financial forecasts cash flow analysis and budget reports.
- Monitor expenditures track project costs and approve variations or change orders as required.
- Ensure all financial records are accurate and aligned with corporate reporting standards.
Quality Assurance and Compliance:
- Implement stringent quality control processes to ensure construction meets or exceeds industry and company standards.
- Conduct regular site inspections to ensure adherence to design specifications construction best practices and safety protocols.
- Manage all project documentation ensuring compliance with Dubais residential building codes regulatory standards and contractual obligations.
- Ensure all work is carried out in compliance with health and safety regulations.
Risk Management and Problem-Solving:
- Anticipate potential risks and develop mitigation strategies to avoid project delays cost overruns or other disruptions.
- Manage on-site issues such as safety concerns material shortages or labor disputes ensuring timely resolution.
- Establish contingency plans and proactively adjust project timelines and strategies to maintain progress.
Project Completion and Handover:
- Ensure projects are completed on time and within budget meeting all contractual and quality obligations.
- Oversee the final inspection process manage punch lists and ensure all outstanding work is completed before handover.
- Coordinate the smooth transition of completed residential units to property management teams or owners.
- Conduct post-project reviews to identify lessons learned and opportunities for improvement.
Required Qualifications:
- Bachelors degree in Civil Engineering Construction Management or a related field (Masters degree is a plus).
- Minimum of 12-15 years of experience in construction with at least 5 years in a project leadership role preferably in residential apartment developments.
- Proven track record of delivering large-scale residential projects in Dubai or the GCC region.
- Strong knowledge of local building regulations construction safety standards and Dubai real estate market dynamics.
- Experience managing project budgets of multi-million-dollar residential developments.
- Proficiency in construction management software (e.g. Primavera P6 MS Project or similar).
Preferred Skills:
- PMP PRINCE2 or similar project management certifications.
- In-depth understanding of Dubais residential construction and property market.
- Strong financial acumen with the ability to manage costs and enhance profitability.
- Excellent negotiation and conflict-resolution skills.
