Job Summary:
The Leasing Sales Representative is responsible for promoting and leasing properties to prospective tenants, maintaining relationships with current tenants, and driving the leasing process from initial inquiry to final lease agreement. This role requires a deep understanding of the properties being leased, strong communication skills, and the ability to close deals effectively.
Key Responsibilities:
Leasing & Sales:
Promote available rental properties to prospective tenants.
Conduct property tours and highlight the features, amenities, and advantages of the property.
Negotiate lease terms and conditions with potential tenants.
Prepare and present lease agreements for signature.
Achieve and exceed monthly and quarterly leasing targets.
Customer Service:
Respond promptly to all inquiries regarding available properties.
Assist tenants with questions about lease terms, property features, and move-in processes.
Build and maintain positive relationships with prospective and current tenants.
Marketing & Promotion:
Collaborate with the marketing team to create listings, advertisements, and promotional materials.
Keep property listings up-to-date across various platforms (e.g., websites, social media, real estate platforms).
Conduct market research to stay competitive in pricing and leasing strategies.
Administrative Duties:
Manage leasing documentation, including lease applications, background checks, and lease renewals.
Maintain accurate records of tenant information and leasing activity.
Coordinate move-ins, inspections, and maintenance requests for new tenants.
Reporting & Analysis:
Track leasing activity and provide regular reports to management on progress toward sales goals.
Identify opportunities for improving leasing strategies and increasing occupancy rates.
Skills and Qualifications:
Required:
Proven experience in sales, customer service, or leasing.
Strong communication and interpersonal skills.
Negotiation skills and ability to close sales.
Knowledge of leasing processes and legal requirements related to leases.
Familiarity with property management software and CRM tools.
Ability to multitask and prioritize in a fast-paced environment.
Preferred:
Real estate license (depending on location).
Experience in residential, commercial, or industrial property leasing.
Previous experience with online listing platforms and social media marketing.
Working Conditions:
Full-time position, with occasional evening or weekend hours required for property showings.
May involve office and on-site work at various properties.
Compensation:
Base salary plus performance-based commission (commissions earned based on successful lease signings).
