Your Role: The Residential Home Inspector's (RHI) main objective is to conduct walks including a pre-move-out consultation, move-out scoping, vacant property walks, and quality control visits for in-progress and completed projects.
Through these functions, the RHI sets the stage for the relationship between Pathlight and the resident. This is a field position requiring working in the field and from home and the use of a personal vehicle. What will you be doing? Responsibilities: Establish trust and develop a good working relationship with our valued residents. Responsible for pre-move-out consultation with residents (varies by market). Responsible for creating a scope of work for move-outs. This may include accessing and assessing the attic and/or crawl space during the scope walk. Responsible for asset management during vacancies by performing on-site visits. Responsible for performing quality control checks on in-progress projects and recently completed projects. Responsible for supporting the eviction process and appearing in court. May assist in HOA violation documentation and rental registration processes. May assist in mid-lease property evaluation and occupancy check. Conduct all business in accordance with company policies and procedures and all state and federal regulations.
Attend scheduled mentoring and coaching sessions and training classes as assigned, as well as regular meetings on policy, process, procedures, KPI monitoring, and budget tracking with Upper Management. Physical Requirements: The Residential Home Inspector (RHI) role involves both fieldwork and administrative tasks. Candidates for this position should be aware of the physical demands associated with the role. Physical requirements include: Mobility: Ability to move freely and navigate various residential properties, including climbing stairs, walking on uneven surfaces, and accessing attics and crawl spaces during move-out consultations. Driving: This position requires a personal vehicle for travel to different locations. Candidates must have a reliable, insurable vehicle and an active driver's license. Standing and Walking: The RHI will spend a significant amount of time conducting on-site visits, quality control checks, and property evaluations.
