JOB SUMMARY
The mission for the Disposition Manager is to maximize the profit of each incoming deal by identifying value-add potentials and effectively marketing it to investors though wholesale, or via wholetail by using MLS. The Disposition Manager will assume full responsibility for deal analysis, sales efforts and closings.
This lucrative position is instrumental to the growth and success of our business, and we will provide you with the tools and support you need to succeed and grow with us. We are looking for a talented manager who is persuasive, confident, organized and detail-oriented and knows how to build long-term relationships. This individual will take our Dispositions department to the next level through the development of the role and internal processes. ESSENTIAL DUTIES AND RESPONSIBILITIES
General
- Work closely with Acquisition Manager on evaluations of potential deals, pricing, comps and negotiations.
- Liaise with lenders when funding for wholetail deals is needed and make sure it goes smoothly
Wholesale
- Analyze deals from Acquisition department; report on detailed deal analyses
- Present and market deals to cash buyers
- Prescreen and qualify cash buyers
- Follow up with buyers effectively and consistently
- Coordinate & attend property showings
- Negotiate with cash buyers
- Track and update our database with buyer inquiries
- Fill out and prepare contracts for sale
- Coordinate closing with Title Company
- Foster and maintain existing buyer relationships
- Manage company's cash buyer's cold caller in the Philippines
- Constantly strategize ways to reach new cash buyers
Wholetail
- Analyze deals from Acquisition department; report on detailed deal analyses
- Manage due diligence process on the deal prior to acquisition.
- Post on MLS using our partner broker
- Coordinate & attend property showings
- Negotiate with buyers and buyers' brokers
- Coordinate closing with Title Company
EXPECTED OUTCOMES
- Yields at least $20K profit from each wholesale and wholetail deal
- Consistently expands cash buyers list by 1,000 every year, from first-time investors to high profile hedge funds
- Standardize & automates company processes for wholesale and wholetail
QUALIFICATIONS
Required
- Must be local to the Charlotte Metro Area. This is a "boots on ground" position.
- Supremely organized & detail-oriented
- Minimum 3 years of experience in sales
- Excellent communication and interpersonal skills
- Consistent, honest, and accountable
- Problem-solving independent thinker
- Friendly and social team player
- Always focus on value & differentiation as you put systems in place
- Proficient in Microsoft Office and real estate industry software. (We work with several software which send mass emails and texts, track KPI, CRM, etc.)
Preferred
- Real estate license preferred
- Experience with real estate construction and budgeting a big plus.
COMPENSATION
1099 with two possible structures:
Base + Commission - $36,000 + 2.5% commission from Gross Profit on every deal closed
Commission/Bonus - 5% Gross profit plus annual bonus based on performance:
- $1,000,000 - $1,199,999 = $10,000
- $1,200,000 - $1,499,000 = $20,000
- $1,500,000 or more = $30,000
First year OTE = $60-70k
