Job Summary

We are seeking an experienced Quantity Surveyor with strong expertise in landscape works swimming pools and interior fit-out projects. The ideal candidate will have solid UAE experience and be capable of managing full QS functions including cost estimation BOQ preparation variations valuations and subcontractor management. The role requires close coordination with project procurement and site teams to ensure accurate cost control and commercial compliance across all project stages.

Key Responsibilities

Cost Estimation & Budgeting

Prepare detailed cost estimates for landscape pool and interior fit-out works.
Review drawings specifications and project scope to produce accurate BOQs.
Conduct quantity take-offs for softscape hardscape irrigation pools MEP elements carpentry/fit-out items and finishing materials.
Develop cost plans and forecasts based on UAE market rates.

Tendering & Procurement

Prepare tender documents pricing sheets and technical commercial proposals.
Evaluate subcontractor and supplier quotations for accuracy and compliance.
Prepare comparison statements and recommend suitable subcontractors.
Assist procurement in identifying material alternatives and value-engineering options.

Contract Administration

Prepare and review subcontractor and supplier contract agreements.
Manage variations change orders and claims with full technical justifications.
Ensure contract compliance and monitor project costs against approved budgets.
Handle interim payments final accounts and subcontractor bill certifications.

Site Coordination & Measurement

Conduct site visits to verify quantities progress and completed work.
Coordinate with site engineers to confirm measurements and resolve discrepancies.
Maintain accurate documentation for as-built quantities and material usage.

Reporting & Documentation

Prepare monthly cost reports cash-flow projections and cost-to-complete analysis.
Maintain all commercial correspondence QS records and documentation.
Provide commercial insights during project meetings and advise on cost impacts.

Requirements

Qualifications & Requirements

Bachelors degree in Quantity Surveying Civil Engineering or a related field.
2-3 years of UAE experience in quantity surveying roles.
Strong experience in landscapes pools and interior fit-out (mandatory).
Excellent knowledge of measurement methods BOQ preparation and cost control.
Strong understanding of UAE construction materials specifications and practices.
Proficient in MS Excel; knowledge of AutoCAD and QS software (CostX Candy) is an advantage.
Strong communication analytical and negotiation skills.
Ability to work under pressure and meet deadlines.

Preferred Skills

Experience with luxury villa landscaping high-end fit-outs or complex pool projects.
Knowledge of FIDIC and UAE construction contract practices.
Strong attention to detail with excellent problem-solving ability.
