Youllbe working for the start-up contracting arm of a respected luxury villa and beachfront property developer in Abu Dhabi. The business combines the agility of a young organization with strong governance financial discipline and a robust project pipeline across high-end residential developments.

As delivery operations scale the organization is strengthening its commercial and cost control capability. This is a critical hire at a defining stage of growth offering real influence on how complex projects are delivered from a commercial perspective.

About the role

This is a senior-level Quantity Surveyor role with end-to-end responsibility for cost management commercial control and contractual compliance across major construction projects in the UAE. The position is hands-on and delivery-focused requiring maturity sound judgement and the ability tooperateconfidently in a fast-paced high-accountability environment.

Two positions are available:

• Head office-based with a stronger focus on contractual matters claims certifications and commercial correspondence

• Project-based (Al Jurf) with deeper site involvement execution oversight and day-to-day commercial control

What you will own from day one

From day one you will own the commercial health of your assigned projects with a clear focus on accuracy control and risk management to supporttimelyproject delivery.

Your responsibilities will include:

• End-to-end commercial control cost reporting and client payment certifications

• Managing variations claims EOT notifications and prolongation cost calculations

• Leading contractual and commercial correspondence with internal and external stakeholders

• Overseeing QS team outputs depending on project scope and size

Your day-to-day reality

Your day typically starts with reviewing payment certifications quantities and critical deadlines across active projects. You will prioritize urgent valuations claims or correspondence working closely with project managers and site teams tovalidateprogress and manage commercial risks. Depending on the role your time will be split between site visits and office-based reviews with a strong focus on accuracy responsiveness and keeping multiple projects commercially on track.

What you bring

This role is suited to a seasoned Senior Quantity Surveyor who is comfortable operating at pace and taking ownership in a growing organization.

Key requirements

• Bachelors degree in quantity surveying or civil engineering

• Minimum15 years total experience including10 years in the UAE(Saudi experience can be considered in combination) with at least57 years in a senior quantity surveyor role

• Strong background withmain contractor organizations

• Deep working knowledge ofFIDIC contracts and claims management

• Fluent (C1/C2) in English

You bring a proventrack recordin cost control client certifications variations and commercial correspondence supported by strong analytical skills and advanced use of Excel and QS software. Prior site-based construction experience is essential along with the ability to manage multiple projects under pressure and communicate clearly with a wide range of stakeholders.

Experience within building construction villas and high-rise developments is strongly preferred. Backgrounds with tier-one contractors such as CCC ACC ALECInnovo UNEC BESIX or equivalent are highly regarded. Professional certifications such as MRICS and experience with cost management systems are considered advantages.
