Objective:
To analyze company s financial performance and investment opportunities. As well as preparing budgets, financial models & projects valuation, and forecasting.
Duties & Responsibilities:
Analyze current and past financial data and performance.
Prepare budgets,reports and projections based on analysis.
Evaluate current capital expenditures and depreciation.
Explore investment opportunities.
Identify trends in financial performance and provide recommendations for improvement.
Provide financial models and forecasting.
Create financial models to evaluate potential new development or investments opportunities. Models include project and portfolio level performance and structured finance.
Create financial models to evaluate property investment exit strategies with operating costs/revenue and income streams.
Support with financial models and analysis.
Update financial models with actual data to evaluate investments.
Assist with the preparation of multi applications for financing
Perform market research to determine/verify a project s economics and to verify assumptions used in models.
Identify economic/general issues with potential economic impact.
Work with Development team to resolve development issues.
Assist with acquisition due diligence.
Assist with physical due diligence (including review of contracts, preparing the budgets, gathering the consultants) of potential acquisitions.
Perform rental rate analysis. Cultivate broker relationships for market information.
Perform special projects/analysis
Summarize and present findings and recommendations succinctly
Required Skills/Abilities:
Must have high proficiency with computer software. Advanced skills in Microsoft Excel is a must.
Must have outstanding quantitative skills.
Excellent management and supervisory skills.
Excellent written and verbal communication skills in both Arabic and English.
Proficient in Oracle Fusion or similar accounting/ERP system.
Excellent organizational and time management skills.
Education and Experience:
Must have a Bachelor s/Master s degree in Finance, Real Estate, or a related field.
3-5 years of experience in Real Estate Finance is a must!
FMVA or similar financial certificate is plus
Physical Requirements:
Doesn t have a condition that could risk his/her safety in the workplace or ability to perform the job
Prolonged periods sitting at a desk and working on a computer.
